Reading a carpet cleaning quote: per room, per square foot and add-ons
Two quotes for the same house can look wildly different, often because they aren’t pricing the same job. Here’s how carpet cleaners usually price, and the questions that make quotes comparable.
Per room
Many residential cleaners quote per room. Ask what counts as a room: there is often a size limit, and large living areas or open-plan spaces may count as two. Hallways, stairs, closets and bathrooms are often priced separately.
Per square foot
Some cleaners, and most commercial jobs, price per square foot. It’s easier to compare, but you need a rough measurement of your rooms. Area rugs are also commonly priced per square foot, and may be cleaned on site or taken to a rug plant.
Per item
Upholstery is usually priced per piece: a sofa, a loveseat, a chair, a sectional by the seat or section. Mattresses are priced per mattress, by size.
Of the 181 cleaners in our directory (as of November 5, 2026), 25 publish at least one price: 19 price per room or area and 9 per square foot. 95 cleaners mention free estimates. We only show prices a business publishes itself, with a link to where it says so.
Common add-ons
- Pre-treatment or pre-spray for traffic lanes and heavy soil. Sometimes included, sometimes not.
- Spot and stain treatment for specific stains.
- Pet stain and odor treatment, often priced per area or per room. See pet stains and odors.
- Carpet protector applied after cleaning.
- Moving furniture: some cleaners move light furniture for free and charge for heavy pieces, or don’t move them at all.
- Minimum charge or trip fee, especially for small jobs or areas far from the business.
Questions that avoid surprises
- Can you give me the total price in writing before you start?
- What counts as a room, and is there a size limit?
- Is pre-treatment included? Is spot treatment included?
- If the technician recommends something extra on the day, will they tell me the price and ask first?
- Is there a minimum charge?
